RentReboot tracks 23,697 DHCR-registered rent-stabilized buildings across 216 NYC neighborhoods and matches them against live rental listings from 20+ platforms. Updated August 2026.

How rent stabilization works

Rent stabilization generally covers NYC buildings with six or more units built before 1974, plus newer buildings that opted in through tax programs like 421-a and J-51. Stabilized tenants have the right to renew their lease, and annual rent increases are capped by the Rent Guidelines Board rather than set by the landlord. Buildings register their stabilized units with New York State Homes and Community Renewal (HCR), which is the registry this list is built from.

Registration means the building contains stabilized units; whether a specific apartment is stabilized depends on the unit, so always request the unit's official rent history from HCR before signing.
