Finding a London Flat from Overseas: A Practical Search Plan
Answer first: Decide your total budget and commute, ask agents about your application evidence before paying, and verify the exact home through an independent contact and viewing. Keep a fallback for arrival. Right to Rent, financial screening and the tenancy agreement are separate steps, and an overseas search does not remove any of them.
Start with the date and destination
Write down your arrival date, work or study location, household size and latest acceptable move-in date. If a job or visa decision remains uncertain, consider that before committing to accommodation or travel with strict cancellation terms.
Choose a small set of areas based on the journey you will actually make. TfL's route and fare tools help you compare transport assumptions. A short trip to “central London” may still be a poor trip to your workplace. Include walks, transfers and the time you finish work.

Ask about documents before applying
Tell the agent that you are arranging the move from overseas. Ask which employer, income and rental references it accepts, whether translations are required, and how it assesses a missing UK credit record. Send only a short description initially; provide sensitive records through the verified application channel.

Right to Rent document guidance explains the applicable evidence. Ask the landlord how it will complete your check and whether a share code or another route applies. A scan sent for referencing is not automatically a completed Right to Rent check.
Arrange a viewing you can evaluate
Ask for a live walkthrough of the exact flat or room, its entrance, private/shared facilities, windows and any issues visible in the advert. Where possible, have a trusted person attend and independently compare the address with the listing. Request an explanation of repairs or alterations not shown in the photos.
Call the agent through independently obtained business details. Use our London landlord, agent and licensing checks. A familiar portal logo, attractive photos or a video is not a substitute for checking who is authorised to offer the home.
Keep a simple shortlist: address, asking rent, separately payable bills, commute, proposed availability, application requirements and concerns. Do not infer availability from the day you first saw the listing; ask if the source does not state it.
Make an informed decision about temporary accommodation
Price the entire temporary stay, including fees, storage, cancellation terms and a second move. Check how long you can stay, whether you can extend it, and whether its location lets you attend viewings. Compare that cost with the uncertainty of committing remotely.
Temporary housing gives you time to inspect permanent options. It is not proof that a permanent home will be cheaper or available by your preferred date. Keep a realistic extension budget.
Confirm payments and agreement
For covered assured private tenancies, current official guidance limits initial advance rent after signing to one month. Do not plan around an old recommendation to pay six or twelve months to overcome referencing problems. See the fees/deposit guide for holding payments and deposit protection.
Check names, address, rent, start date, inclusions and key collection against the written terms before paying. Ask how a credited holding deposit affects the remaining balance. For a room, establish whether you will be a lodger, tenant or subtenant.
