Renting in London Without UK Credit History or a UK Guarantor
Answer first: Ask the landlord or agent which alternative income, employment and reference documents they accept before paying a holding deposit. Missing UK credit history is different from adverse credit. A guarantor may help only if the landlord accepts that guarantor and the proposed agreement. Paying six or twelve months upfront is not a general workaround under the private-tenancy rules in force from 1 May 2026.
Find out which check is the obstacle
An application can stall for several different reasons: no UK credit file, a new job, insufficient evidence of income, no previous landlord reference or an unacceptable guarantor. Ask which one applies. More documents will not help if you do not know which requirement they address.
The landlord's income test is separate from your own monthly budget. Ask whether its calculation uses gross income, treats applicants jointly and accepts savings or overseas earnings. Do not assume one agent's salary multiple is a legal rule throughout London.

Right to Rent is a separate check
GOV.UK's document guidance explains how status is evidenced, including share codes where applicable. Financial approval does not complete that check. Equally, having the right to rent does not prove that the landlord's affordability criteria are met.
For someone with time-limited permission, official guidance places the relevant check in the 28 days before the tenancy starts. Ask the agent how and when it will complete the check if you are arranging housing from abroad. These rules apply in England; accommodation exceptions exist.
Check a guarantor arrangement before purchasing it
Ask whether the landlord accepts an overseas guarantor, requires particular residency or income evidence, or accepts a professional service. Then send the proposed arrangement for confirmation before buying it. “Available to renters” does not mean “accepted by this landlord.”
Read the service's fee, cancellation/refund terms, maximum rent, eligibility and excluded properties. Ask what happens if the landlord declines, the tenancy never starts, or one joint tenant moves out. A guarantee protecting the landlord does not necessarily remove your debt: check what the service can recover from you if it pays a claim.
Government fee guidance permits a landlord to ask for a suitable rent guarantor, while a tenant may choose a professional service. Requiring a tenant to buy a service is different. Do not treat an agent's preferred paid provider as your only lawful option without checking the circumstances.
Why paying more rent upfront is not the default answer
For covered assured private tenancies, the Renters' Rights Act overview says rent cannot be accepted before the agreement is signed, and the initial advance after signing is limited to one month. The deposit is separate. Lodgers, student halls and other arrangements can have different rules; identify the arrangement before relying on tenancy advice.

Before I apply or pay a holding deposit, can you confirm which alternatives you accept, whether a guarantor is required, and whether [proposed guarantor] would meet your criteria?
Keep this short initial message free of sensitive documents. Send those only through the verified application channel.
Application FAQs
Is no UK credit history the same as bad credit?
No. A missing file and a record of missed payments are different situations. Ask how the agent assesses your particular evidence.
Does a paid guarantor guarantee approval?
No. The landlord must accept the arrangement and the rest of the application must still satisfy its requirements.
