London ads first seen 15 July 2026 to 12 October 2026 (90 days). Median asking rent in pounds per calendar month (pcm). Zone = TfL fare zone of the nearest station; a station on a zone boundary counts as the lower zone. One ad per property record. Monthly Travelcard (adult, zones 1 to your zone) from TfL's fares from 1 March 2026, frozen until March 2027: 3.84 times the 7 Day price, rounded up to 10p. No Travelcard covers zone 1 alone, so zones 1 and 2 both use the zones 1-2 price. A medians-to-medians comparison, not a quote for one flat.

These are differences between medians of different homes in different places. They are not the change in price of one flat if it moved, and the mix of homes differs from zone to zone.
Is zone 3 cheaper than zone 2 once you pay for a Travelcard?
Yes, at the median. A monthly Travelcard for zones 1 to 3 costs £201.60 in 2026, which is £29.90 more than zones 1 to 2 (£171.70). The median one-bedroom ask was £400 lower in zone 3. So the median rent plus a Travelcard was £2,002 in zone 3 and £2,372 in zone 2, a gap of £370 a month.
Monthly Travelcard prices for 2026, adults, travel into zone 1:
| Zones | 7 Day Travelcard | Monthly Travelcard | 1 bedroom median + monthly Travelcard |
|---|---|---|---|
| 1-2 (homes in zone 1 or 2) | £44.70 | £171.70 | £3,172 (zone 1), £2,372 (zone 2) |
| 1-3 | £52.50 | £201.60 | £2,002 |
| 1-4 | £64.20 | £246.60 | £1,847 |
| 1-5 | £76.40 | £293.40 | £1,750 |
| 1-6 | £81.60 | £313.40 | £1,763 |
The 7 Day prices are from TfL's fares from 1 March 2026, approved by the Mayor on 27 January 2026, which froze Travelcard prices. TfL sets the monthly price at 3.84 times the 7 Day price, rounded up to the next 10p. There is no Travelcard for zone 1 alone, so a zone 1 home uses the zones 1-2 price.
For a one-bedroom flat, the lowest median rent plus Travelcard was in zone 5 (£1,750), with zone 6 £13 higher. From zone 5 to zone 6, the extra fare (£20 a month) was more than the drop in the median rent (£7). If you work from home some days, pay as you go with a weekly cap may cost less than a Travelcard. Check your own route on TfL's fare finder, and add the time a longer journey takes.

London ads first seen 15 July 2026 to 12 October 2026 (90 days). Median asking rent in pounds per calendar month (pcm). Zone = TfL fare zone of the nearest station; a station on a zone boundary counts as the lower zone. One ad per property record. Neighbourhoods are groups of ONS wards; one neighbourhood can sit in several zones.
- Cheapest zone 2 one-bedroom medians: Ealing & Hanwell £1,703 (92 ads), Blackheath & Lewisham £1,750 (287), Deptford & New Cross £1,750 (687), Harlesden & Kensal Green £1,750 (51) and Peckham & Nunhead £1,750 (262). A neighbourhood can sit in more than one zone. Each figure counts only the ads in that neighbourhood whose nearest station is in that zone. Each name in the table links to the neighbourhood's average rent page. On a fixed budget, our guide to where in London you can rent a flat for £1,500 ranks all 100 neighbourhoods.
Do flats close to a station ask more rent?
In every zone from 1 to 6, the median one-bedroom ad under 400 m from a station asked more than one 400 to 800 m away. In zone 3, the median one-bedroom ad under 400 m from a station asked £1,950 (5,756 ads). From 400 to 800 m it was £1,750 (4,334), and from 800 m to 1.2 km it was £1,650 (1,209).

97.1% of zone 1 ads were within 800 m of a station, against 53.6% in zone 6.
London ads first seen 15 July 2026 to 12 October 2026 (90 days). Median asking rent in pounds per calendar month (pcm). Zone = TfL fare zone of the nearest station; a station on a zone boundary counts as the lower zone. One ad per property record.
Distance is a straight line from the home's map point to the station, not a walking route. 84.5% of all ads were within 800 m of a station, and 0.6% were 2 km or more away. The median distance grew from 333 m in zone 1 to 743 m in zone 6. These are different homes, so this is a pattern in the ads, not the price of the walk itself.
How we measured London rent by zone
- Data: London rental ads RentReboot collected from property portals, letting agents' own websites, landlord-direct sites, flatshare sites and classified boards, first seen from 15 July to 12 October 2026 (90 days). We do not name or count individual listing sites.
- One ad per property: the latest ad for each property record, asking rent £300 to £30,000 pcm, the same rules as our London average rent pages and our room vs studio report. London property records do not always join the same home across sites, so a home posted on two sites can count twice. If we count each distinct ad text, rent and area once, the one-bedroom medians are £3,000 (zone 1), £2,150 (zone 2) and £1,750 (zone 3).
- Stations: every Underground, DLR, Overground, Elizabeth line and National Rail station in TfL's open data (the TfL Unified API, downloaded 15 October 2026), with TfL's own fare zone for each. We kept National Rail stations because many parts of south London are served only by them. 23.9% of ads had a National Rail-only station as the nearest. Using only the Underground, DLR, Overground and Elizabeth line moves 7.6% of ads to another zone and gives one-bedroom medians of £3,000, £2,150 and £1,800 in zones 1 to 3.
- Zone rule: each home takes the zone of its nearest station by straight-line distance. A station on a zone boundary (for example zone 2/3) counts as the lower zone, the zone that applies for travel towards central London. 10.6% of ads were nearest to a boundary station. Counting those as the higher zone gives one-bedroom medians of £3,077, £2,250 and £1,850 in zones 1 to 3. Trams are not included.
- Map points: London property records are kept at street level, so a map point is the street or building, not the exact flat. We dropped 1,575 of 225,618 ads (0.7%) whose point was within 50 m of the centre of their postcode district or had 2 or fewer decimal places, because those points may not be the street. The kept ads sit on 113,589 distinct points.
- Check against the ads: 16,631 ads, mostly rooms, state the zone of their nearest station. Our zone matched the stated zone for 15,040 of them (90.4%), and 91.7% matched either zone of a boundary station. All but 5 were within one zone.
- Kinds of home: a studio is a whole home with 0 bedrooms. Rooms in shared homes are a separate series. Weekly prices are converted at 52 weeks ÷ 12 months.
- Minimum sample: we show a median only with at least 30 ads. A neighbourhood figure inside one zone also needs at least 10 distinct map points, so a few buildings cannot make a figure on their own; every neighbourhood figure with 30 or more ads met this. Zones 7 to 9 (9 ads) and the 37 ads nearest to a station with no TfL zone are left out. One neighbourhood figure (East Ham & Forest Gate, one-bedroom, zone 4: 44 ads on 13 map points, median £648) is left out because its median was below the zone 4 room median (£850), a sign of room ads listed as flats.
The queries, station list and results are in our code repository under scripts/analysis/london-rent-by-tube-zone-2026.
